Builder fill, compaction and what lies below the surface
Building sites are compacted heavily so that slabs can sit on them, and the topsoil is often stripped, mixed with subsoil or buried. Digging a garden bed into this can mean working through rubble, clay and hard layers. Turf laid straight onto it commonly struggles because roots cannot go deep.
Preparing the ground matters more than the grass variety. That means loosening the top layer, bringing in good soil where needed, setting a gentle fall away from the house and checking that stormwater pipes connect properly. Kalkie sits on relatively level to gently sloping ground in many parts, but individual lots vary, and the builder's pad can create a small step to the boundary. A short written note of what the builder has done helps us plan.
